Selling Process

Brokerage Agreement

An agency agreement will be signed, entrusting the agent with the sale and property documentation.

Application & Price Negotiation

Once a buyer is found, the buyer will send a Letter of Intent showing their interest to purchase at a certain price, and negotiations on terms will begin.

Marketing

Upon signing the brokerage agreement, Japan Hana will market the property effectively, targeting our database, partners, and resources, while keeping the seller updated.

Contract Signing and Down Payment

Once the terms are agreed upon, Japan Hana will coordinate the signing of the sales contract. This includes finalizing the price, payment method, and completion timeline. After the contract is signed, the seller will receive the down payment.

Items Required for Contract Signing

  • Passport
  • Affidavit
  • Registration certificate
  • POA (if the seller will not be present)
  • Additional documents may be required

Completion and Remaining Balance

At completion, a judicial scrivener will handle title registration and related procedures. The seller will receive the remaining balance, and fees like taxes and utilities will be adjusted up to the handover date.
